Inventory What is an inventory
report?
Inventories, known as an inventory and schedule of condition report is a document
that describes the condition of a property prior to the tenants moving in. The document
outlines the condition of the contents, fixtures, fittings and cleanliness of
the property.
Our
reports include keys allocated and meter readings. A comprehensive inventory
report is an essential part of any tenancy agreement. It protects both landlords
and tenants, limiting disputes over liability and damage at the end of the
tenancy.
What is a check-in?
A check-in is a review of the inventory report with the tenant
just prior to the keys being handed over. At this time, they can suggest
amendments to the report or observations that they would like to be
added. The tenant then signs the document to confirm they agree to the
condition of the property as described, and the report becomes legally binding.
All of
our inventory reports include a check-in section at the end of the report where
the tenant(s) can sign.
If you would rather not do this yourself, we offer a
professional check-in service.
What is a mid-term
inspection report?
A mid-term property inspection report is a brief overview of the
condition of a property during a tenancy. They are ideal for identifying
property maintenance issues and breaches of tenancy. These are usually compiled
once every quarter.
What is a check-out
report?
A check-out is the report compiled at the end of the tenancy
after the property has been vacated. The document notes the condition of the
property, similar to the way an inventory report does, and from this
we can inform of changes in the condition since the tenants moved in.
This report is essential in order to avoid damage and deposit
disputes at the end of a tenancy, as it provides indisputable evidence of
whether or not the condition of the property has changed since check-in.
